New Agent, Michelle Spina Closes her First Sale!
Michelle Spina is a new agent, not only to Green Team Realty but also to real estate as a whole. With only a couple of months behind her in the profession, Michelle closed on her first sale at 319 South Route 94 in Warwick, NY. This is a commercial property that was available for rent.
Michelle attended college at SUNY New Paltz where she earned her bachelor’s degree in Marketing. She spent the last 6 years working as a TV Media Buyer where she serviced a large variety of clients, some of which include movie studios, grocery stores, and kids’ toys. Michelle excels in sales, advertising, and has great communication skills.
For the past couple of years, Michelle had been interested in starting a profession in real estate. With her history in marketing, she knew it would be a great opportunity for her. In March of 2021, she decided it was time to start her real estate career. She obtained her license and began her new career with Green Team New York Realty.

Ed’s start in real estate
When Ed says he has been interested in commercial real estate for years, you can believe it. His passion for real estate was first recognized by his parents when he was in fourth grade. By age 12, junior working papers in hand, he was saving for a down payment. Ten years later, Ed and his wife had purchased land and completed construction on their first home in Warwick. Furthermore, ten years after that, they had completed a minor subdivision and built 2 more houses.
What the CIREC designation means
According to the NAR Code of Ethics, agents must have the proper training for specialized services. Agents undertaking the extensive CIREC course obtain the needed foundation to provide commercial and investment real estate services. A wide range of topics are covered. Included are tax implications, 1031 Exchanges, valuing property, and more. Also covered, preparation of financial analyses, and comparing financial impacts of leasing vs. buying. Furthermore, negotiating concepts and tactics are important parts of the course.

About Vikki…
Prior to entering the world of real estate, Vikki worked for a major bank in New York City as an investment banker. There she reviewed and negotiated complex contracts on a regular basis. During that time, she became a real estate investor, negotiating her own transactions as a buyer. And her love of real estate and skill at navigating its many transactional parts, lead her to obtain her license so that she could help others with their real estate needs. In addition, Vikki has received her Commercial Investment Real Estate Certification. And this further enhances her ability to assist real estate investors and commercial clients.
